Summary:
The Maintenance Supervisor has the responsibility, under the supervision of the Community Manager for all phases of the overall physical maintenance of an income producing property.
This includes but is not limited to; the general maintenance of the property, supervision of maintenance staff members (when applicable) prioritizing and assigning work schedules, expense control and adherence to preventive maintenance programs and required state and federal safety programs.
ESSENTIAL JOB FUNCTIONS:
Assist in all aspects of property maintenance, including preventative, corrective, deferred and emergency maintenance.
Perform appliance, electrical, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
Ensure exterior curb appeal of community; cleanliness of grounds and laundry room.
Daily maintenance of the rental office, restrooms, on site amenities, and common areas.
Prioritize daily work assignments for self and maintenance staff (where applicable).
Maintain high standards of resident service and relations among maintenance staff.
Set primary example.
Ensure that residents are provided with a clean safe, well maintained community.
Ensure that apartments are rent ready within 10 working days after they have been vacated.
Maintain accurate inventory control of tools, equipment and supplies.
Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours.
If parts must be ordered, causing a delay notify Community Manager and inform resident.
Adhere to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check.
Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and post map of same and ensure all employees are familiar with posted map.
Control expenses and purchases and secure approval from Community Manager for expenditures beyond prescribed limits.
Assist in performing apartment move-in and move-out inspections as directed by Community Manager.
Make recommendations for contract service and supervise contractors working on the property.
Know current condition/status of all vacant units.
Adhere to California's Injury and Illness Prevention Policy and asbestos and Hazardous Materials Policy.
Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and be sure that employees are familiar with the precautions on the sheets before using them.
Assist in hiring and training of maintenance staff.
Ensure regular communication made to the Community Manager noting any maintenance problems or life/safety deficiencies.

Responsibilities:
Represent QRM and the community you work for in a professional manner.
Maintain a positive business like attitude and neat, clean, dress (including QRM issued work shirt and pants) and appropriate grooming.
May be assigned to perform maintenance tasks at multiple properties and or re-located at the discretion of the Asset Manager, Portfolio Manager and or Facilities Manager.
Other special projects as assigned by the Community Manager, Asset Manager, Portfolio Manager and or Facilities Manager.
EDUCATION AND EXPERIENCE REQUIRED:
Minimum 3
years of prior supervisory experience/knowledge preferred, in the maintenance of multi-family buildings.
High school diploma or GED preferred.
Previous demonstrative experience of attention to detail organizational ability and prudent decision-making skills.
Demonstrative interpersonal skills and be able to serve residents and work with supervisors, vendors, contractors.
Demonstrative strong communication skills that are essential for interacting with residents and interfacing with all team members.
Needs to be energetic, outgoing and self-motivated with a high level of personal integrity and good common sense.
Must have reliable transportation available and have a valid California driver's license and automobile insurance as travel to suppliers and monthly staff meetings is required.
Good mobility and vigor are required as many properties are large, are located on grades and have extensive stairs.
Demonstrative capability to assess health and safety requirements.
